My name is Christian Wach, I'm 28 years old and I am a San Clemente native. I am a homeowner here in San Clemente, avid surfer, artist, and a dedicated residential REALTOR® newly aligned with Pacific Sotheby's International Realty in our newest office on Avenida Del Mar in San Clemente, CA.
In 2016 alone, I sold over $33,000,000 in residential sales. Over half those sales were here in San Clemente. In 2017 alone, I sold over $29,000,000. Of the 9 homes I listed and sold in 2017, all sold within 2.95% of the asking price on average, in 78 days or less days on market. 4 of 9 sold at, or above asking price in less than 15 days. In 2018, I've sold over $29,000,000 YTD, and all listings have been sold in an average of 55 days on market or less within 3.6% of the asking price.
I attribute these sales to effective marketing and accurate pricing. Marketing is key to the sale of your property, especially at an aggressive opening price. I will spend more money marketing your property than any other REALTOR® because effectively marketing to the right audience generates a quick, smooth and successful closing. I specifically tailor my Marketing Plan to your property and potential buyers, I plug in all my own advertisements, I proofread all my marketing materials, I write all my property descriptions thoroughly, I have a knack for home design and presentation often staging homes when and where needed, and I am dedicated to advertising my listings consistently. I also attend all showings when available. I believe the presentation of your property at all showings is key to showing your property in its best light. On the other hand, I am also building a brand of my name and business in my area. My clients are reaping the rewards of my investments maximizing their property exposure, ultimately bringing in the highest and best price.
Furthermore, effective and realistic pricing is key to the sale of your property. In my observation of the current market, most of today's inventory is overpriced right out of the gates. I call this "wish pricing" when in fact, pricing your property at market value will ultimately generate the highest net in the least amount of time. Pricing accurately is crucial to maximizing your net as properties that are overpriced will sit for months in today's market. This is a disservice to the seller as the listing becomes stale while potential buyers wait on the sidelines for the seller to become overly motivated, thus generating a lower net then had it been priced accurately from the beginning.
